Commercial property focus
Industrial, office, retail and other commercial property are valued on evidence relevant to their asset class.

ElevateIQ valuers know specialised factories often cost more to build than a buyer will pay. We test continued use against alternative use, so your 30 June 2027 cost base reflects the higher supported value. An AAPI Certified Practising Valuer signs every report, prepared on a desktop basis with an on-site condition record near the valuation date.
$500 + GST is applied in full against your valuation fee.
We confirm the scope, capture a condition record on site and analyse your local evidence. You receive one clear value, with every adjustment shown.
Factories are the asset class where cost and value part company most sharply. Specialised plant, heavy power and purpose-built layout can be essential to the occupier and worth nothing to the next buyer, so a cost-base valuation has to test the property against alternative use, not just current use.

Our team records the land, improvements and tenancy, captures a condition record near the valuation date, then documents the approach behind the 30 June 2027 value.

Local market evidence supports the 30 June 2027 value.

Each report records the site, improvements, title area and tenancy schedule before the market evidence is analysed.

A specialised factory is valued on whichever is higher: its value in continued manufacturing use, or its value converted to general industrial or warehouse use, net of the cost to strip out and reinstate. The report sets out both and explains which the market would pay for.
Three-phase and high-load power supply, trade waste connections, compressed air, gantry cranes, exhaust and ventilation, effluent handling and floor drainage are expensive to install and genuinely add value where a comparable occupier needs them. They are recorded in the on-site condition record and valued for what a buyer in that market would pay, not at replacement cost.
Manufacturing history raises questions a valuation cannot ignore. Where there is visible evidence of contamination, underground tanks or an obvious remediation liability, the report identifies it as an assumption or qualification and states how the value is affected, so the figure your accountant relies on is not silently overstated.
You are named as a relying party. The non-editable PDF records the workings and is signed by a Certified Practising Valuer, giving your accountant and the ATO a clear basis for the adopted value and cost base evidence.

Fees are fixed and published on a two-axis schedule, the property's area band and its tenancy band, whichever produces the higher fee. Pricing starts at $1,500 + GST with your managing agent's details, or $2,000 + GST direct. The calculator returns your exact fee before you commit.

Relevant factory and industrial sales, market rents, lease terms and yields are reviewed, together with site area, services and building utility.
