Why 30 June 2027 matters.

ElevateIQ is a commercial property valuation practice preparing CGT valuations across Australia. From 1 July 2027, the capital gain on eligible commercial property held by individuals and trusts is measured against the property value at 30 June 2027, so a market value report prepared at that date supports the cost base your accountant carries into the return.

A clear valuation record for your adviser.

Our team records the land, improvements and tenancy on a desktop basis, with a condition record near the valuation date. A Certified Practising Valuer applies recognised standards and documents the approach for your accountant.

The assessment records comparable sales, market rent and net operating income where relevant. This research supports the 30 June 2027 value, helping owners and advisers make confident capital gain decisions from reliable evidence.

SMSF, a home or other residence, depreciation, insurance, legal and finance instructions can require a different report. An ElevateIQ expert confirms the purpose and property interest first, helping you choose the right specialised valuation service.

Evidence beyond the public record.

Property sales become public after settlement and registration. Many lease details do not. Rent-free periods, incentives, renewals and lease changes can stay inside agency files.

ElevateIQ analyses commercial sales and lease evidence from its agency network, then uses the most relevant transactions to support your valuation.

Common questions.

Five clear answers before you register a property.

What is a CGT valuation?

A market value report on a property, prepared by a qualified valuer at the date that sets the capital gains tax cost base. It shows comparable sales, rental income and the method behind the value, so your accountant can rely on a documented figure.

Why does 30 June 2027 matter?

From 1 July 2027, the gain on eligible commercial property held by individuals and trusts is measured against the market value at 30 June 2027. A valuation prepared at that date fixes the value on property evidence rather than an estimate.

Will the ATO accept the valuation report?

The report states market value at the valuation date, the comparable sales and income evidence, the method applied and the signature of an AAPI Certified Practising Valuer, which is the professional record the ATO expects your tax agent to hold.

Which property types and locations are covered?

Industrial, warehouse, factory, office and retail commercial property across every state and territory, with dedicated guides for each asset type and each major Australian market.

How do I request a quote?

Use the fee calculator for the exact price under the published schedule, or contact the team by email with the property address and type and a quote is confirmed the same business day.
