Commercial property focus
Industrial, office, retail and other commercial property are valued on evidence relevant to their asset class.

ElevateIQ valuers know two shops on the same strip can trade very differently. We value your shop on its trading position, lease terms and the rent a retailer can sustain, dated 30 June 2027. An AAPI Certified Practising Valuer signs every report, prepared on a desktop basis with an on-site condition record near the valuation date.
$500 + GST is applied in full against your valuation fee.
We confirm the scope, capture a condition record on site and analyse your local evidence. You receive one clear value, with every adjustment shown.
Retail value follows the trading position. We record frontage, corner exposure, parking and nearby anchor tenants, then compare your lease with strip evidence from the same catchment. Turnover rent, outgoings recovery under state retail leases law and incentives are each analysed, so the adopted yield reflects income a buyer would pay for.

Our team records the land, improvements and tenancy, captures a condition record near the valuation date, then documents the approach behind the 30 June 2027 value.

Local market evidence supports the 30 June 2027 value.

Each report records the site, improvements, title area and tenancy schedule before the market evidence is analysed.

Pedestrian flow, corner exposure, frontage width, parking, the anchor tenants nearby and the mix of the strip all set what a retailer will pay. Our valuers assess those factors on site and record them, so the comparables selected are genuinely comparable rather than merely nearby.
Retail tenancies bring turnover rent, ratchet clauses, statutory outgoings limits and, in most states, retail leases legislation that restricts what can be recovered from the tenant. The report analyses the lease as it actually operates, base rent, any turnover component, outgoings recoverable and not recoverable, and incentives amortised over the term.
For vacant shops, the report adopts market rent supported by recent lettings in the same strip and deducts a realistic letting-up period and incentive. Existing fit-out is assessed for whether it helps or hinders the next tenant, a specialised food fit-out can be an asset or a demolition cost.
You are named as a relying party. The non-editable PDF records the workings and is signed by a Certified Practising Valuer, giving your accountant and the ATO a clear basis for the adopted value and cost base evidence.

Fees are fixed and published on a two-axis schedule, the property's area band and its tenancy band, whichever produces the higher fee. Pricing starts at $1,500 + GST with your managing agent's details, or $2,000 + GST direct. The calculator returns your exact fee before you commit.
