Office CGT valuation built on effective rent

ElevateIQ valuers know office leases rarely pay the rent printed on page one. We convert every face rent into an effective rent after incentives, so your 30 June 2027 cost base rests on income a buyer would actually pay for. An AAPI Certified Practising Valuer signs every report, prepared on a desktop basis with an on-site condition record near the valuation date.

When an office property CGT valuation earns its place.

  • Testing passing rent against the rent the market now supports.
  • Reading your local market on its own evidence, not a wider average.
  • Reading face rents to an effective position once incentives are deducted.
  • Recognising building grade, floor plate and services age against nearby stock.
  • Giving your accountant a 30 June 2027 market value they can review.
  • Showing the recent sales and lease evidence behind the number.

ElevateIQ makes the CGT valuation clear.

We confirm the scope, capture a condition record on site and analyse your local evidence. You receive one clear value, with every adjustment shown.

Why 30 June 2027 matters.

Office value turns on income durability. We analyse each lease for rent-free periods, fit-out contributions and review mechanisms, state the WALE by income, and check net lettable area against the PCA Method of Measurement. Strata suites use suite-level sales, with owners corporation costs and parking treated on their own.

Evidence beyond the public record.

Property sales become public after settlement and registration. Many lease details do not. Rent-free periods, incentives, renewals and lease changes can stay inside agency files.

ElevateIQ analyses commercial sales and lease evidence from its agency network, then uses the most relevant transactions to support your valuation.

What shapes this property's value.

Local market evidence supports the 30 June 2027 value.

Modern Australian commercial office building

The valuation starts with the property itself.

Each report records the site, improvements, title area and tenancy schedule before the market evidence is analysed.

Grade and precinct are the valuation, not a footnote

Two office buildings in the same suburb can sit in different markets. Grade, floor plate efficiency, lift and end-of-trip provision, NABERS rating and the age of services all determine which tenants the building can attract and therefore what an investor will pay for its income.

Incentives, WALE and the income you can actually rely on

The report analyses each lease to an effective rent: face rent less amortised incentive, fit-out contributions, rent-free periods and any make-good position. It states the weighted average lease expiry and flags where the income is concentrated in one tenant or one expiry year.

Net lettable area, measured properly

Office value is quoted per square metre of net lettable area, so an inherited or out-of-date area figure propagates straight into your cost base. Areas are checked against plans and the PCA method rather than accepted from a marketing brochure.

Common questions.

Five clear answers before you register a property.

How are incentives treated?

Each incentive is amortised over the lease term and deducted from face rent, and the report shows the effective rent used.

I own a single strata office suite. Is that covered?

Yes. Strata suites sit at the lower end of the published area bands, so they generally price at the entry fee.

My building is partly vacant. Does that reduce the value?

It changes the method more than the value. Vacant space is valued on market rent less a letting-up allowance and incentive, and the report shows that calculation rather than burying it in a yield.

Do you value the fit-out separately?

Landlord fit-out is reflected in the rent the space can achieve and the report explains how. Tenant-owned fit-out is excluded and identified as such.

How is the fee calculated?

By a published two-axis schedule: your property's area band and its tenancy band, whichever produces the higher fee. Nothing is quoted case by case, so you can check the number yourself before registering.
