ElevateIQ valuers know warehouses of the same size can differ by hundreds of dollars per square metre. An AAPI Certified Practising Valuer signs every report, prepared on a desktop basis with an on-site condition record near the valuation date.

We confirm the scope, capture a condition record on site and analyse your local evidence. You receive one clear value, with every adjustment shown.
Warehouses look interchangeable on a title search and are not. Two buildings of identical floor area can differ by hundreds of dollars a square metre depending on internal clearance, the depth of the awning, whether a B-double can turn on site, and how many docks it has.

Each report records the site, improvements, title area and tenancy schedule before the market evidence is analysed.

Internal clearance height determines racking capacity and therefore the rent a logistics occupier can justify. Column spacing, floor loading, roller door and recessed dock provision, awning depth, hardstand area and truck turning circle do the same job for throughput. Each is recorded in the on-site condition record and reflected in the comparables selected.
Two thirds of a suburban warehouse's value can be land. For small-bay and strata units, the site is shared and the value tracks the rate per square metre of building; for standalone facilities on a large site, the land rate carries the number. The report makes clear which is doing the work.
Leased warehouses are capitalised from market income with outgoings and vacancy allowance itemised. Owner-occupied warehouses are valued on a hypothetical market rent supported by lettings of similar specification, then cross-checked against direct comparison sales, both figures shown, reconciled to one adopted value.
You are named as a relying party. The non-editable PDF records the workings and is signed by a Certified Practising Valuer, giving your accountant and the ATO a clear basis for the adopted value and cost base evidence.
